How does the process run?
- Read the objection against the cited section, because objections are sometimes a mismatch between the drawings and the zoning analysis rather than a real conflict
- Where the drawings are wrong, amend and resubmit, which is the fastest path and the most common
- Where the reading is arguable, submit a written zoning analysis and request reconsideration by the plan examiner and then the borough office
- Where the reading needs to be settled, request a written zoning determination from the Department
- Where the determination is final and adverse, appeal to the Board of Standards and Appeals
- Where the Resolution simply bars what is proposed, the remaining paths are a special permit or a variance

Is a zoning objection the same as a violation?
No. An objection is raised in plan review before work is approved, and it stops a permit. A violation is enforcement after the fact, and it goes to the Office of Administrative Trials and Hearings, OATH (formerly ECB), with a penalty attached. The same Zoning Resolution section can produce both.
How long does clearing an objection take?
An amended drawing can clear in a resubmission cycle. A reconsideration adds review time at the borough office. A written determination is longer, and an appeal to the Board of Standards and Appeals runs on the Board calendar. That spread is why the objection list is read before a closing date is set.
Who should respond to a zoning objection?
The registered design professional of record handles the drawings. Where the objection turns on how a Resolution section should be read, on non-conforming status, or on a prior approval, the response is a legal argument supported by the record, and it is prepared with counsel because it becomes the record on appeal.
