§ 104-15 Ground Floor Use and Frontage Regulations

ZR § 104-15

The underlying ground floor level streetscape provisions shall apply except that ground floor level street frontages along streets, or portions thereof, designated on Map 6 (Ground Floor Use and Frontage) in Appendix A of this Chapter shall be considered Tier C street frontages. In addition, for buildings along such Tier C street frontages, the underlying streetscape requirements shall be modified such that:

within the portion of the ground floor level street frontage that is required to be allocated to non-residential uses to the minimum qualifying depth, uses may only include colleges or universities listed under Use Group III(B) where the use is accessory# and open to the public;

uses listed under Use Group VI with a size limitation in M1 Districts, as denoted with an “S” in the Use Group tables set forth in Section 42-16 (Use Group VI – Retail and Services), inclusive, shall be subject to a size limit of 10,000 square feet per establishment; and

in lieu of the transparency requirements, the provisions of Section 104-41 shall apply.
